Association Reserves has been conducting Reserve Studies in San Diego County, California for twenty two years. Our clients range from large master planned communities & downtown high-rises to small townhome & apartment-style condominium associations. In order to meet the growing needs of our San Diego Reserve Study clients, the San Diego County office was established in 2008. Our goal in preparing Reserve Studies is to provide our expertise to help you make informed and responsible decisions regarding reserve funding. The San Diego, CA office has taken a leadership role in serving the specialized needs of Worship Facilities throughout the nation. We appreciate the opportunity to help clients of any property types plan for the future so that they have adequate Reserves when required, that they have budget stability, that they fairly distribute contributions and that they are making fiscally responsible decisions.

Matthew Swain, RS

President

Matthew joined Association Reserves in 2005, just prior to completing his Bachelors of Science in Physics at California Lutheran University. His background, which gave him a wide range of knowledge in mathematics, statistics, electronics, and fluid dynamics, has been a benefit to clients as he models complex physical and financial change at a wide range of properties. For his expertise, Matthew earned the Community Association Institute’s (CAI) Reserve Specialist (RS) designation and has the distinction of being RS #134. Matthew caters to a host of urban mid- & high-rises as well as beach-front resorts while also maintaining a strong portfolio of suburban North County PUDs to rural East County HOAs. Matthew is recognized as a leading educator of Reserve topics through seminars at local management firms as well as Masters-level real estate courses conducted through San Diego State University.

Teri Rutter

Project Manager
Teri joined Association Reserves in 2024 as a Project Manager after earning a Masters in Business Administration from Pepperdine University and a Bachelor’s Degree from the United States Naval Academy. She served for five years as a commissioned officer in the US Navy where she was an engineer, ship handler, and manager of combat systems equipment. During her time in the Navy, she went on three overseas deployments. In crafting excellent Reserve Studies for our clients, Teri utilizes her vast experience to collaborate and communicate this crucial budgeting tool for successful planning and enjoyment of the assets. An avid volunteer, Teri serves the local community with the Junior League of San Diego where the current mission is to tackle food insecurity. Her hobbies outside of volunteering include playing with her corgi, fishing and boating, gardening, open-water swimming, and camping with her family.

Paige Schauermann

National Marketing Manager

Paige joined Association Reserves in 2012 after graduating from California Lutheran University with a Masters degree in Business Administration. A native of Colorado, she obtained a BS in Business Marketing from the University of Northern Colorado. Her undergraduate education also included a semester at Griffith University in Queensland, Australia. Paige worked in numerous advertising and marketing capacities while attending college. In her role at Association Reserves, Paige serves as the “face” of Association Reserves, promoting our company image and expertise in markets where Reserve Study services are needed and utilized. Her experience with trade show operations, her knowledge of business, and her marketing passion and creativity makes her an excellent addition to our team and an asset to our clients.
